Responsibilities

Related Southeast is seeking a professional and eager Assistant General Manager to join their team in supporting West Palm Beach's soon-to-be new landmark, One Flagler. The Assistant General Manager is responsible, under the direction of the General Manager, for managing building operations and providing support. In this role, you must manage the asset according to owners expectations, lease requirements, and integration of best practices from the industry to maintain a "Class-A" commercial office space. These duties are performed with the highest expectation of ethics, moral integrity and honesty, in compliance with all company policies, procedures and all applicable statutes.

Designed by world-renowned architect David Childs, One Flagler is a state-of-the-art Class-A office building that will extend the Flagler waterfront greenbelt with 1.25 acres of green space. The 25-story office building features 270,000 square feet including 11,585 square feet of restaurant and retail space. The building will anchor the city's Okeechobee Business District and the Flagler Financial District, and will preserve in perpetuity the historic First Church of Christ, Scientist. The church, designed by architect Julian Abele in 1928, is considered one of the most architecturally significant buildings in all of Palm Beach County. As the Assistant General Manager for One Flagler, you will play a key role in supporting the overall management and operations of this premier commercial property. You will be responsible for assisting in the day-to-day activities related to building operations, tenant relations, and financial management. Responsibilities include:

  • Building Operations Support:
    • Assist in the implementation and maintenance of effective building operations strategies and procedures.
    • Conduct regular inspections of building systems, equipment, and common areas to ensure proper functioning and maintenance.
    • Coordinate with maintenance staff and external vendors to address repairs, maintenance requests, and service needs.
    • Assist in the management of building security, including access control systems and emergency preparedness protocols.
  • Tenant Relations:
    • Provide exceptional customer service to tenants, responding promptly to inquiries and addressing concerns.
    • Assist in the coordination of tenant move-ins, move-outs, and space modifications, ensuring a smooth transition and minimal disruption.
    • Collaborate with leasing and marketing teams to support tenant retention efforts and assist in resolving lease-related matters.
    • Assist in the organization and execution of tenant events and communications to foster a sense of community and promote tenant satisfaction.
  • Financial Management:
    • Assist in the preparation and monitoring of annual property budgets, ensuring accuracy and adherence to financial goals.
    • Support the collection of rent payments and tenant billings, following up on delinquencies and resolving discrepancies.
    • Assist in the review and approval of vendor invoices and track expenses to maintain accurate financial records.
    • Contribute to the preparation of financial reports, including monthly and quarterly financial statements.
  • Compliance and Sustainability:
    • Assist in ensuring compliance with local regulations, building codes, and industry standards.
    • Support sustainability initiatives and assist in monitoring energy efficiency, waste management, and environmental programs.
    • Maintain accurate records and documentation related to building certifications, inspections, and permits.

Qualifications

  • 4+ years of real estate operations and/or property management experience within Class-A office environment
  • Bachelor's degree
  • Effective, clear, and affirmative verbal and written communication skills
  • Understanding of building mechanical, electrical and plumbing systems
  • Understanding of property management issues
  • Ability to understand and assist in the preparation of budgets and monthly reporting requirements
  • Ability to perform written assignments, including preparation of reports, proofreading and editing
  • Skilled in organization, multi-tasking and time management
